What a full furnishing project covers

A full home furnishing project means exactly what it says: you hand us an empty or tired property and we take it to the point where someone can walk in, put the kettle on and live in it. That covers the flooring in every room, the beds and mattresses, the sofas and occasional furniture, the curtains and soft furnishings, and the mirrors, cushions and accessories that stop a furnished house looking like a showroom of unrelated purchases.

It is one supplier, one plan and one point of contact. Rather than chasing a flooring fitter, a bed retailer, a sofa warehouse and a curtain maker, each with their own lead time and their own excuse, you agree a specification room by room, receive a single written quotation, and we coordinate deliveries so that rooms finish together instead of piecemeal.

The service suits developers and self-builders handing over a new build; holiday-let, Airbnb and B&B owners who need every room presentable from day one; landlords furnishing to let; businesses fitting out premises; and families who have bought a larger house and do not have the time, or the appetite, to specify it room by room on their own.

The clearest example of the service is the seven-bedroom home we furnished in Drumnadrochit: furniture, beds and mattresses, flooring, curtains and accessories throughout, with every room planned to create a warm, stylish Highland feel for the new owners. That project ran on the same process we use for a two-bedroom let, it was simply larger.

What piecemeal furnishing actually costs

Furnishing a property supplier by supplier looks cheaper on a spreadsheet and rarely is. Every separate order carries its own delivery charge, its own lead time and its own risk of arriving in the wrong week, and the labour of coordinating them lands on you, usually while you are also moving, completing or trying to get a let onto the market.

The bigger cost is that rooms stop agreeing with each other. A carpet chosen in January against a sofa ordered in March against curtains bought online in between will very often clash in undertone, and the only way to fix it after the fact is to replace something you have just paid for.

For a holiday let or B&B the cost is measurable in nights. Every week a property sits unfinished because one bedroom is waiting on a bed or a room has no curtains is a week it earns nothing, in a season that does not come back around.

The mistakes we see most often

  • Buying room by room over several months, so colours, textures and finishes never quite resolve.
  • Leaving curtains and accessories until last, when the budget and the patience have run out.
  • Specifying domestic-grade furnishings for a holiday let and replacing them within two seasons.

    Brief and property walk-through

    We go through the property room by room, who will use it, how hard it will be used, and what feel you are after. For lets and B&Bs we specify for turnover and durability; for family homes we specify for comfort and longevity.

  2. Step 2

    Specification and one written quotation

    You receive a room-by-room specification and a single written price covering furniture, beds, flooring, curtains and accessories, with delivery and professional installation included. No line items appearing later.

  3. Step 3

    Showroom sign-off

    You see and handle the actual carpets, fabrics, mattresses and upholstery across our Keith and Buckie showrooms, side by side under real light, and sign off the combinations before anything is ordered.

  4. Step 4

    Scheduling and coordinated delivery

    We sequence the work in the right order, flooring first, then furniture, then window treatments and finishing touches, and coordinate deliveries so rooms complete together rather than in fragments.

  5. Step 5

    Installation and handover

    Flooring fitted, furniture built and placed, beds made up where required, curtains hung and accessories set. We clear the packaging and hand the property over ready to use, let or move into.

How full-property furnishing is planned

Furnishing a whole property is a scheduling exercise as much as a design one. These are the decisions that determine whether it lands well.

Order of work: largest surfaces first

We work from the largest surfaces outwards, flooring first, then upholstery and beds, then curtains, then cushions and accessories. Working in that order means the biggest and least changeable element sets the palette, and everything after it is chosen to suit rather than to compromise.

It is also the practical order on site. Flooring is far easier and cleaner to fit in an empty room than around furniture, and fitting it first avoids damage to new floorcoverings during furniture delivery.

Specifying for holiday lets, Airbnbs and B&Bs

Letting properties take domestic wear at commercial speed. Hallways and stairs see a full change of guests every few days, mattresses are used by adults of every weight, and nothing gets treated as gently as it would at home.

That points to heavy-domestic or contract-grade floorcoverings in circulation areas, easy-clean hard flooring in kitchens and bathrooms, mattresses with protectors specified from the start, and upholstery in fabrics that take cleaning. It costs a little more at the outset and saves a full replacement cycle within two seasons.

New builds and empty properties

A new build arrives with bare floors and bare windows in every room, which is a lot of decisions at once and usually at the point of maximum expense. Handling it as one project means one visit, one specification and one delivery sequence rather than months of gradual purchases.

Curtains matter more in a new build than people expect: bare windows in every room make a house feel unfinished and unoccupied on day one, and are often the single change that makes it feel lived in.

Budget, staging and interest-free credit

A whole property furnished at once is a significant outlay, which is why 12 months' interest-free credit is available on full home furnishing projects, terms and conditions apply and credit is subject to status.

Where a project needs staging instead, we specify the whole property up front and phase the delivery, so later rooms still match the ones already finished. The plan exists from the start even if the spend does not happen all at once.

What 'professionally installed' means here

Delivery and professional installation are included on furnishing projects. Flooring is measured, fitted and finished at the thresholds; furniture is delivered, assembled where needed and placed in the room; curtains are hung on fixed poles or tracks; packaging is removed.

The alternative, a stack of flat-packed boxes in a hallway on the day of completion, is not a furnished property, and it is the difference customers notice most.
