Flooring & Furniture in Fochabers:Sympathetic to Older Homes,Built for Modern Life

Fochabers is minutes from both showrooms. Its Georgian planned streets and conservation-area properties need flooring chosen with a bit of judgement, which is exactly what 25 years gives you.

Measured and quoted in writing in Fochabers and along the Spey.

Local coverage

A village we know street by street

Fochabers is minutes from both the Keith and Buckie showrooms, making it one of the fastest areas we cover for measuring and delivery.

Showrooms at 72–76 Mid Street, Keith, AB55 5AF and 5 East Church Street, Buckie, AB56 1EX.

Fochabers sits between Keith and Elgin, just off the A96 and a short drive from both of our showrooms. It is one of the easiest places we cover to reach, and it is close enough that a sample can be dropped off rather than posted.

The village is unusual for the area: a planned settlement laid out on a grid, with a conservation area at its heart and a great deal of listed and near-listed property. Alongside it are the newer streets on the edges and the houses along the Spey and out towards Mosstodloch and Garmouth.

That mixture is why we do not quote Fochabers from a price list. A Georgian house on the square and a 1990s bungalow on the outskirts need different underlay, different fitting detail and, often, different flooring altogether.

The kinds of property we work in around Fochabers

Georgian and Victorian village houses

Deep skirtings, panelled doors, original boards and fine proportions. Flooring should sit under the architecture rather than fight it.

Conservation-area and listed property

Where original features remain, we work around them, no unnecessary lifting, no damage to what should be kept.

Estate cottages and rural houses

Traditional construction with cold floors and stone thresholds, where underlay does most of the heavy lifting.

Modern housing on the edge of the village

Concrete floors and standard sizes, quick to measure accurately and quick to fit.

What Fochabers customers ask for most

Carpet that respects a period room

Plain wools and quiet flecks that let cornices, fireplaces and panelling be the feature.

LVT in kitchens and utilities

The look of timber or stone with the tolerance for spills that an old house never had.

Beds and mattresses

Chosen in the showroom, delivered and built, packaging taken away.

Curtains and finishing touches

Soft furnishings that pull a room together, most in demand on whole-house projects.

Why Fochabers chooses us

A family business with two showrooms, not a call centre with a catalogue

Minutes away

Both showrooms are a short drive, so appointments and deliveries here are among our simplest to arrange.

25 years of judgement

Knowing what suits an older room is not something a price list can tell you.

Family-run

You deal directly with the people responsible for the job.

Careful installation

Our own fitters, working around original features, clearing up behind themselves.

Local conditions

What older Fochabers homes ask of flooring

A planned Georgian village near a major river produces a particular set of conditions: fine but draughty rooms, uneven original floors, and a rising water table close by.

Draughty original floorboards

Suspended timber floors in older Fochabers houses often have gaps you can see daylight through. That draught is felt at ankle height all winter and drives heating bills up.

Sealing the boards and specifying an insulating underlay before carpet goes down solves most of it. It is unglamorous, invisible when finished and the single change customers thank us for most.

Uneven and historic sub-floors

Two centuries of settlement leave floors that are not flat and boards that are not uniform. Rigid hard flooring laid straight over that will creak, gap or lift.

We assess the sub-floor first and prepare it where necessary. Where original boards are worth keeping, we say so rather than selling something that covers them permanently.

River proximity and damp

Being near the Spey means ground-floor rooms in some properties deal with more moisture than average, particularly after a wet spell.

Where there is any history of damp we recommend hard flooring at ground level and confirm the sub-floor is dry before laying anything. Carpet over damp is a short-lived and expensive mistake.

Protecting period detail

Original skirtings, thresholds and staircases are part of what makes these houses worth living in, and a careless fit can damage them permanently.

Our fitters work to preserve them: appropriate fixings, tidy edges, thresholds that suit the door rather than a standard bar screwed through a two-hundred-year-old board.

Our process

How a job in Fochabers runs, step by step

  1. Step 1

Visit a showroom or call us

See and feel the flooring, lie on the mattress, sit in the chair or the sofa. If you would rather not travel, ring 07377 368826 and we will talk it through and bring samples.

  2. Step 2

    We measure and specify

We measure the rooms properly, check sub-floors, heating and access, and recommend the products that suit the property rather than the ones with the best margin.

  3. Step 3

A written quote for the finished job

One written price covering supply, underlay and fitting, with anything else set out in the quote before you commit.

  4. Step 4

    Delivered and professionally installed

Flooring is fitted, beds are built, furniture is placed and curtains are hung, and the packaging leaves with us.

From one room to the whole house in Fochabers

Plenty of Fochabers work starts as a single room and grows. Because we carry flooring, beds and mobility chairs at Keith and sofas at Buckie, and supply curtains and accessories on project work, growing the job does not mean starting again with a new supplier.

Whole-property work is something we do regularly, new builds, holiday lets, Airbnbs, B&Bs and family homes furnished from empty with furniture, beds, flooring, curtains and finishing touches, delivered and professionally installed. Our seven-bedroom Drumnadrochit project is the clearest illustration of that end of the scale.

Whatever the size, the sequence is the same: come in and see the products, we measure properly, you get a written quote for the finished job, and it is delivered and professionally installed.

Interest-free credit is available on selected furniture and flooring, with 12 months' interest-free credit on full home furnishing projects, terms and conditions apply and credit is subject to status.
