Elgin sits almost exactly between our two shops. Keith is a straight run east along the A96 and Buckie a short hop north, which means an Elgin customer can reach the flooring, beds and mobility chairs at Keith and the sofa range at Buckie in the same afternoon.

What Elgin properties tend to need fixing

Damp risk near the Lossie

Parts of Elgin sit low near the River Lossie and have a long memory of water. Even where flood defences have changed the picture, ground-floor rooms in those streets are worth treating with respect.

Where there is any history, we recommend hard flooring rather than carpet at ground level, and we make sure the sub-floor is dry before anything is laid. A carpet fitted onto a damp screed will fail, and no underlay saves it.

A concrete slab is unforgiving. It is cold, it telegraphs every lump through thin flooring, and a new slab holds construction moisture for months.

For LVT we care about the flatness and dryness of the slab far more than the product itself; for carpet, insulating underlay makes a concrete-floored room feel like a different house.

Noise between flats

Town-centre and converted flats transmit impact noise readily, and it is the fastest way to fall out with a neighbour.

Carpet with a well-chosen underlay is still the most effective everyday answer. Where hard flooring is wanted or required, the acoustic layer under it is not an upsell, it is the thing that makes it acceptable.

Big rooms, visible seams

Victorian reception rooms are often wider than a standard carpet roll. That means a seam, and where the seam falls decides whether you ever notice it.

We plan seams against the light from the main window and away from the natural walking line. It costs nothing extra and it is the difference between a fitted room and a fitted-looking room.
